Your private medium size bedroom includes all of the following :

– luxury pillow top queen size mattress ($2000) fully encased in waterproof and bed bug proof encasement
– new comfortable bedding (1200 thread count sheets, 3 sets of different softness pillows for you to choose from
– modern platform bed with matching nightstand
– large 6 drawer modern dresser
– the fastest and best WiFi available through spectrum
– brand new 75” Samsung 4K smart tv mounted on the wall in front of your bed (Netflix, you tube, vudu, and samsung live tv which included many channels) Numerous other apps are built into the tv. Classic hard wired cable Tv is NOT PROVIDED. Hdmi cord is also provided to connect the device of your choice to the tv
– huge California closet
– glass desk with new modern ribbed white leather desk chair
– modern desk lamp with easily accessible electric outlets and usb outlets on top of work desk
– new ceiling fan with remote
– keyless electronic bedroom door lock
– hotel style security lock on bedroom door
– huge wall mounted mirror in your bedroom
– bedroom has central AC and heat along with a window air conditioner for added cooling on the hottest summer days ( you can set the temperature in your room exactly how you like it). Room will stay 60 degrees if desired on the hottest days.

You will have access to the ultra modern kitchen which is fully stocked , main living room, shared bathroom, laundry room with brand new $3000 Samsung front loading washer and dryer with steam option and small amount of storage space.

I’m available every day 9:00 am – 10:00pm through text or phone. I also periodically check my text messages throughout the night if awake. I usually respond within a minute or two. I also have two property managers who can assist if I’m not available.

There are 3 other people who live at the house and share the common areas, bathroom, and kitchen. All common areas including the kitchen and bathroom are meticulously cleaned by our professional maid at least every 3 weeks (if you ever find anything in need of cleaning just message me and I can usually get the maid to clean the same day).

All tenants living in the other bedrooms have signed a rental agreement in which they have agreed to follow all of the house rules that are strictly enforced:

– YOU MUST ALWAYS CLEAN UP AFTER YOURSELF, CLEAN THE KITCHEN IMMEDIATELY AFTER USING IT, NEVER LEAVE OUT DIRTY DISHES, NEVER LEAVE A MESS IN THE BATHROOM
– ROOM IS FOR ONE PERSON ONLY
– NO PETS OF ANY TYPE
– MAXIMUM ONE GUEST PER WEEK IS ALLOWED ( if you enjoy having friends or family over your house then this is not the right place for you). Most of our tenants never have guests over which helps keep the house quiet, clean ,and drama free.
– KEEP NOISE LEVELS LOW AT ALL TIMES AND NEVER ANY BLASTING MUSIC
– ABSOLUTELY NO DRUGS OF ANY TYPE (ZERO TOLERANCE).
– NO EXCESSIVE ALCOHOL CONSUMPTION
– YOU CANNOT EVER APPEAR TO BE INTOXICATED ON THE PROPERTY- any slight suspicion of drug use, alcohol abuse, or prescription abuse will result in the immediate termination of your month by month rental agreement
– You must be a non-smoker. This means you NEVER smoke anything on or off the property.
– You must always respect your roommates and be able to get along in a shared living environment

These same rules apply to all Airbnb guests.

Please do not eat any food in the house that is not yours. All food in the house belongs to the tenants who live in the house. You will be charged for any food that is missing plus a $75 service fee
